Here’s how things work:

- Connect — We start by simply connecting with you. A quick email or phone call introduction helps us understand where you are in the home building process — are you thinking about building in the future? Are you about to start looking for neighborhoods to live in? Have you already started your neighborhood search? Depending on where you are in the process, we’ll give you some very SPECIFIC tips on what to do and what NOT to do when checking out the different neighborhoods and stopping by the sales centers. All in an effort to put you in the driver’s seat and SAVE YOU MONEY!

- Buyer Agency Agreement — We want to make sure your interests are represented and to do that, we’ll have you sign a Buyer Agency Agreement. This lets the builder know that you are now being represented by a Team O Sells. If you work directly with the builder, without the representation of Team O Sells, the builder is working in their own best interests, not yours. It doesn’t cost you any money to have representation, and believe me, the builders will not give you a discount if you don’t. They pay the Agent fee out of their overall neighborhood marketing budget, not the cost of your individual home. That’s why this is so important.

- Selections — We’ll be there with you during the selection process. This is where the builder will show you what is available “standard” in their homes and where you can select upgrades. The number of choices of hardwood, carpet, lighting, moldings and more can be overwhelming. And costly, if you make uninformed choices. By drawing on our more than 20 years in custom home building, this is one of the key areas where we can make an impact We will guide you through this process to help you make good decisions.

- Ready to Sign On the Dotted Line— When you’re ready to sign the builder contract, we’ll already have done all the pre-work with you to make sure you’re getting the best deal! Remember, we’re experts at negotiating because we know both sides of the business and we’re working for you!

- Construction Inspections — Builders give buyers the opportunity to inspect their home at various stages of construction, usually after each major phase (foundation, framing, drywall and final walk-thru). We will be at your side when these inspections occur making sure everything is in order and according to the plan.
