How Can Team O Help

I am something you don’t find every day – I am a Realtor that used to be a Custom Home Builder – my building company was Pinnacle Building Group and I built mostly the big Homearama homes here in Cincinnati – but now I help people building with Drees, Fischer, MI, Ryan and any other local Builder in the Cincinnati region.

There is a lot to building a new home. And understanding the bells and whistles and ins and outs is not something the average buyer knows. That’s where I put all my construction knowledge to work. I know both sides. I mainly became a Realtor and started Team O to help people on the buy side when building a new home. I was always surprised how many people build a new home without an agent on their side. And with my experience and knowledge, I bring value that no other agent can offer. And the best part is I do this for no cost to the buyer!

First Step when Building

The first step when looking to build a new home is to remember Team O and call me first before you head out to any of the model homes and start talking to the builder’s employees at their sales centers. The reason we say this is because the builder won’t let you use an agent (to represent your interests) if you sign in without me or if you check that dreaded box that you are not working with an agent.

I can save buyers lots of money, so please don’t make the largest purchase of your lifetime without Team O on your side. Remember I am a Realtor that used to be a builder – I know both sides – Let me help you save money and protect your side.

Team O Saves Buyers Money

Many people don’t know who pays the realtor fee when building a new home. But it’s important to know that the Builder pays the Realtor fee because they are the Seller – and they won’t sell it to you for a lower price for not having an agent. So why would you not use Team O? I don’t cost you anything and I can only save you money — there really is no downside.

When I was a builder, most clients would tell me they didn’t think of using a Realtor because most Realtors don’t know enough about new construction. That’s how I am different – I am a Realtor that used to be a builder – I can help you save thousands and make sure the builder isn’t taking advantage of you.

My biggest success story last year was when I helped a single dad save close to 60 thousand dollars off the price of a new home because he used me as an agent. I tell you, It feels so good to help someone save money instead of them walking away feeling like the builder over charged them.

Remember: the most important part is when you go into the sales centers is you need to tell them you are with Team O!

Low Cost Remodeling For Higher Home Values

To increase the value and appeal of your home with cost effectiveness in mind, you might want to consider these remodeling ideas:

Attack the cabinets.

“The money’s in the kitchen” as many will tell you. The best bang for your buck when done right will be realized in your kitchen. Many start with their existing kitchen cabinets but instead of replacing the cabinets, you can spend about $250 per door to refinish (sand and stain) the cabinet doors, or refacing the cabinets (covering with desired wood or veneer covering) that costs around $250 to $500. Both options will save you thousands of dollars in comparison to purchasing new cabinets.

Add a fresh coat of paint.

Take a good look at your walls. The little things you’ve grown accustomed to or learned to ignore need to be addressed now and can usually be done with a fresh coat of paint. Do it yourself and you can save hundreds if not thousands of dollars and you will and create a fresh, neutral environment for homebuyers that will be walking through your house.

Let the light in with windows.

Let in the light and take advantage of views with do it yourself window replacement. With window costs anywhere between $150 and $600 per window, upgrade existing windows to energy efficient dual pane windows and consider window placement in dark uninviting rooms. Natural light is a top priority for many homebuyers today.

Update the flooring with tile.

Due to many factors (allergies, cleanliness, maintenance) carpet has fallen out of favor with many buyers today. While wood flooring is hot right now, tile is also appreciated by the masses and can be much cheaper to install. There are countless colors, shapes, sizes and textures of tiles to choose from and in many cases a handy do it yourselfer can tile a room themselves in a weekend.
